Procedure: The property is being offered by public auction with reserve. There will be online bidding available to the end of the Live Auction that will start May 26th at 6:00 p.m. At that time the Live auction will start with the online bidder’s highest bid. Online bidders may continue to bid through the end of the live auction.

Down Payment: a non-refundable $10,000 Down Payment on the day of auction with the balance in cash. The down payment may be made in the form of cashier’s check, personal check, or corporate check. You may obtain financing, but this sale is not subject to financing or appraisal so be sure you have arranged a way to pay at closing.
Acceptance of bid: This is a public auction with reserve and will be sold to the highest bidder. The successful bidder will be required to enter into a purchase agreement at the auction site immediately following the close of the auction and down payment given at that time.
Evidence of Deed and Title: Seller shall provide a deed and owners title insurance policy in the amount of the purchase price at closing.
Closing: The balance of the purchase price is due at closing which will take place within 45 days or 15 days of presentation of insurable title. Closing costs for an insured closing shall be split by the Seller and Buyer 50/50.
Possession: Possession shall be the day of closing immediately after closing.
Real Estate Taxes: Real estate taxes will be prorated to the day of closing. There is NO exemption on this property. Taxes being $8248.64.
Survey: If one is needed by lender, then both Buyer and Seller agree to split the cost 50/50.
